Job Overview

The Legal Associate will be a cornerstone of our operations, providing expert legal guidance on all matters related to real estate transactions, property law, corporate governance, and regulatory compliance.

Responsibilities

  • Property Due Diligence & Title Scrutiny: Conduct thorough legal due diligence for land and property acquisitions. Scrutinize title deeds, revenue records (7/12 extracts), and government records to ensure clear and marketable titles.
  • Real Estate Documentation: Draft, review, and finalize a wide range of legal documents, including but not limited to Agreements for Sale, Sale Deeds, Lease Agreements, Development Agreements, MOUs, and Joint Venture Agreements.
  • RERA Compliance: Manage all legal formalities and ensure strict compliance with the Real Estate (Regulation and Development) Act, 2016. This includes project registration, filing of quarterly/annual reports, and ensuring all marketing and sales activities adhere to RERA norms.
  • Litigation Management: Liaise with and manage external legal counsel for any litigation matters. Prepare case briefs, collate documentation for court proceedings, and represent the company in various legal forums, including civil courts, consumer forums, and tribunals when required.
  • Contract Management: Vet and negotiate contracts with vendors, contractors, clients, and other third parties to protect the company's interests.
  • Regulatory & Statutory Compliance: Ensure compliance with all applicable laws, municipal laws (PMC/PCMC), environmental regulations, and corporate laws (LLP Act/Companies Act).
  • Advisory: Provide proactive legal advice to the management team on property-related matters, risk management, new government policies, and their implications for the business.
  • Liaisoning: Coordinate with government and statutory authorities for various licenses, permissions, and registrations required for real estate projects.

Qualifications

Bachelor's Degree in Law (LLB) is mandatory. A Master's Degree in Law (LLM) with a specialization in Corporate or Real Estate Law is a plus.
