The GIS Analyst is the spatial backbone of our land acquisition process. You will map and analyse the land parcels Delta is evaluating for acquisition — establishing accurate parcel boundaries, delineating the statutory zones that fall within them, quantifying what is genuinely developable, and maintaining a single reliable spatial record of every parcel the company tracks or acquires.
This is a role where accuracy has direct commercial consequence. The maps and area statements you produce inform acquisition decisions, negotiation positions and project feasibility — so we value disciplined, verifiable, well-documented work as highly as software fluency. Our spatial work is standardised on QGIS. Prior QGIS experience is welcome but not essential — if your GIS fundamentals are sound, we will support the transition.
• Parcel Mapping & Digitisation: Establish and digitise accurate land parcel boundaries by working from revenue and cadastral records, government maps, survey data and satellite imagery. Reconcile discrepancies between official records and observed ground conditions.
• Zoning & Overlay Analysis: Identify and delineate the statutory and physical zones applicable to each parcel — including restricted-development zones such as hill top and hill slope, green belt and no-development zones, reservations, road widening lines, flood lines and buffer zones — by overlaying parcels against the applicable Development Plan, Regional Plan and other statutory maps.
• Developable Area & Feasibility Assessment: Compute zone-wise and total developable area for each parcel, and assess development potential against applicable FSI, permissible land use, access and road-width conditions, setbacks and physical site constraints. Present findings clearly enough for a non-technical reader to act on.
• Land Bank Database: Build and maintain a structured, version-controlled spatial database of all parcels under evaluation, negotiation or ownership — with consistent attributes, correct coordinate reference systems, clean topology and traceable sources for every layer.
• Phasing & Consolidation Analysis: Map parcels being acquired in phases, assess contiguity and consolidation potential across adjoining parcels, and identify gaps, encroachments and access dependencies that affect the assembly of larger sites.
• Map Outputs & Documentation: Produce clear, presentation-quality maps, area statements and exhibits for internal review, management approval and use in discussions with landowners, consultants, architects and statutory authorities. Document the data sources, assumptions and methodology behind every output.
• Cross-Functional Coordination: Work closely with the Business Development, Legal and Projects teams cross-checking mapped boundaries against title and revenue documentation, supporting due diligence, and coordinating with external surveyors and consultants where ground survey data is required.
• Data Sourcing & Quality Control: Source and validate spatial data from government portals, municipal and planning authority records, satellite imagery and survey outputs. Flag inconsistencies, verify accuracy before outputs are circulated, and keep base data current as new records and drawings become available.
Education: Bachelor's or Master's degree in Urban & Regional Planning (B.Plan / B.Tech Planning / M.Plan), Geoinformatics, Geomatics, Remote Sensing & GIS, Civil Engineering with a GIS specialisation, or Geography / Geology with a GIS qualification.
Experience: 1–3 years of hands-on GIS experience. Exposure to land parcels, cadastral mapping, urban planning, land acquisition or infrastructure projects will be given strong preference.
